Credit Bureau Setup and Reporting

Property Manager EDGE can report Tenants payment performance to the major credit bureaus. (Experian TRW, Equifax, Consumer Credit Associates, Trans Union).

 

Things to keep in mind:

 

Some bureaus have a minimum amount of accounts that must be reported in order to accept the reporting.  You will need to check with the specific credit bureau to get information.

 

Once you report a Tenant one time, you have to keep reporting that Tenant to the Credit Bureau.  Property Manager EDGE has a built in safety that will not let you disable credit bureau reporting for a Tenant once they are reported.

 

SOLUTION:

How to setup the system for Credit Bureau Reporting:

 

1. You need to setup which credit bureaus to report to in the Management Company Setup Window located in the SYSTEM MENU | SETUP SUBMENU - Credit Bureau Setup tab.

For each Bureau you want to report to, you must enter the Program Identifier Number and ID Number.  These number are assigned to your company from the credit bureaus.  Equifax does not require a Control Number.  You can fill in all zeros for the Control Number "0000000".

You also must setup your company information in the REPORTER section on this tab.

 

2. In the Property Window located in the PROPERTY MENU, you must check the checkbox for "Report to Credit Bureau".  If the checkbox is unchecked, no Tenants for the Property will ever be reported.

 

3. In the Tenant Window located in the TENANT MENU, you must check the checkbox for "Report to Credit Bureau" for every tenant you want to report.  The ECOA Code, Name and Tax ID must be entered in order for the account to be reported.

 

4. To report the Tenants to the Credit Bureaus (Create the diskettes to send) go to the Credit Bureau Reporting Process located in the SYSTEM MENU | REPORTS SUBMENU.  The first time you report it is recommended you try the TEST RUN option before doing any actual reporting.
